Seller Motivation:
Probate – The seller(s) in a probate case are heirs. They just inherited a vacant house that’s a burden – property taxes, insurance, upkeep, possibly vandalism and Maybe a mortgage. They may not even be in the same area so it is important to take care of any.-Site issues can be a hassle. They are motivated to turn the property into cash. This to them is called found money.
Foreclosure – Homeowners are not motivated to leave. They often hang on to the property or are at worst, uncooperative. They are attached to the property, have put money there, may be attached the location, might even have children in school. and Often, they don’t have a place as nice to go. You also have the lender to contact. Short sales and Inflations can be very negative and drag on.
Take Away: Probate Niche is a larger marketand Growing) with significantly less competition and Sellers who are motivated to sell more.
The bottom line:
You can motivate sellers with probates. They are ready to sell the property for $30-To someone who is willing to take it from them, 50% of the market value.
