Who am I, and why can you put your faith in me
As I said, my name is Josh Flagg, star of Bravo’s Million Dollar Listing: Los Angeles.
I have to say, selling real estate is something I’ve always loved and had a passion for. In fact, my first million-dollar deal was in high school math class.
Since starting about 10 years ago… I’ve sold over $1.5 billion dollars worth of real estate.
Just a few of my clients include Merv Griffin, Adam Levine, Steve Aoki and Chicago’s Robert Lamm, royal families, and more.
Truth be told, I was blessed to have been raised in luxury realty. It’s what I was surrounded by. It was clear to me that it was more profitable early in my career of 10 years to work with luxury, high-end real estate. You could make half as much money in half the time and do half the work.
In other words, I learned early on that instead of working hard to sell a $300,000 house and make a $10,000 commission…the same effort and steps could sell a 4 or 10 million dollar house
And I’d Make $50,000 to $100,000+ Instead of $10,000!
For me, it was logical to start higher in price so that I could make less in less time. It was always more sensible to concentrate on homes that were listed and sold for between $4 million and $5 million.
It used the exact same steps to find leads and buyers, as well as to get listings.
It was no different when working with multi-Million-dollar homes are more expensive than $400,000 homes. My friends told me how hard they worked to sell a $200,000 property. Selling $200,000 homes was almost as hard, if it wasn’t more, than selling a million-dollar home.
After all, you reach your income goals and provide more for your family when you’re earning $50,000 in commissions, instead of typical $5,000 to $10,000 most Realtors get.
I observed how many Realtors had difficulty obtaining clients, so I concentrated on the smaller-priced homes.
They were always so busy, and sure, when you’re making just $5,000 or so in commissions when selling a $200,000 home… you gotta sell a ton of them to make a halfway decent living.
That’s when it struck me that this entire real estate game really boiled down to one thing: Your attitude and confidence. Since then, I’ve always had this one saying I keep in my mind, over and over…
Why not the best?
Seriously, and I’m asking you that too. You don’t have to settle for anything less than the very best. You deserve the best.
Wouldn’t you rather make $30,000 to $50,000 with a single commission, instead of $5,000 to $10,000? Even if you only sell 10 homes per year, this way, you can make $30,000 to $50,000 with a single commission. you’ve made half a million dollars.
When selling $400,000 homes… it takes you 20, 30, even 40 sales to make as much. I’m a high numbers broker and it’s why I earned the reputation for being the best in Beverly Hills.
In average, I make 2-3 Multi-Million dollar sales per month, while having 5-7 listings at a given time My homes sell for an average of $4 million to $5million.
There are about ten homes sold for over $10,000,000 each year. I have two to three big ones. I make a lot for very little time.
I also had more time to spend with my family, more time for myself, and less stress. Yet, I earned 10 times as much income while spending only a fraction of what the frazzled Realtors were doing.
I’ve always wondered why most real estate agents have this fear that somehow THEY (luxury clients) are different than the standard $250k-$400k priced clients in the same area.
Well, instead of just wondering, I took matters into my own hands and I’ll show you how I helped realtors make that shift… one that realtors need to take in order to easily transition to higher end clients, so you’re listing homes and selling million dollar homes. These steps are almost the same as those for selling a $300,000.

It made no sense, so that’s why intrigued me to figure it all out. And I believe I do. Some Realtors believe that people who make 7, or even 8 figures per year in this industry have special skills or superpowers that enable them to do so.
But that’s simply not the case. I’ve found that some of the smartest, hardest working agents make the least amount of money. That’s what made me realize that your level of skill as a real estate agent…

I became more interested in the fascination I felt for high-earning agents and began studying those who earned $30,000 to $50,000.
I was interested in what they did differently than struggling realtors. I started to look at the steps and actions taken by realtors making over a million dollars annually in commissions.
What I discovered was quite surprising.
The highest-earning real estate agents supported my philosophy of bringing in million-dollar listings. The same mentality was used by the top luxury real estate agents.
The realtors who were struggling and barely getting by with $5,000 per month commissions… they simply hadn’t made that shift. This one shift was all I needed to build a business. 6, 7, and even 8 figure businesses While working half the hours you work.
What I did was help struggling Realtors make one change in their businesses.

Like clockwork, the Realtors who used to struggle… once they made the shifts… they pulled in $30,000 to $50,000 commissions AND enjoyed a lot more free time, since they weren’t always chasing after lower paying listings.
